The ultimate office address in London lies to the north of St James's between Regent Street, Park Lane, Oxford Street and Piccadilly. Unsurprisingly, it is also the most expensive place to rent office space in London.
Communications are excellent, particularly via the underground network, with Green Park, Bond Street, Piccadilly Circus, Oxford Circus, Marble Arch and Hyde Park Corner stations all within the Mayfair district.
Named after the annual May Fair that took place in the district until 1786, the area was developed in the early 18th century by wealthy families such as the Grosvenor's and the Berkeley's. Mayfair's handsome Georgian architecture made it the most fashionable place to live and to be seen for the rich and famous of the time - and indeed it remains so to this day.
There is a bewildering choice of office space on the market at any one time, from the mouth-watering period premises in West Mayfair, to state-of-the-art, modern office buildings that typically replaced properties that were bombed by the Germans during the war. The three large "squares" of Mayfair (Berkeley Square, Grosvenor Square and Hanover Square) provide some of the best office addresses in the country and command some of the highest office rents in the world.
Second only to Knightsbridge, Bond Street is the most prestigious shopping street in London and the area also houses the most famous of London's 5 star hotels in London such as The Ritz, Claridges and The Chesterfield.
Mayfair also includes Savile Row, internationally renowned for its bespoke tailors, Curzon Street, former location of MI5, Park Lane, Albemarle Street, Bond Street, and many other of the best known London addresses. Many Embassies and Consulates choose to base themselves in the district too, including the American Embassy in Grosvenor Square and the Bahamas High commission in Chesterfield Street.
Most of Mayfair's stock of office space comprises high-quality modern buildings, some of which retain stunning period façades. Mayfair also houses numerous mid-grade office buildings. The area has recently been dubbed "Hedge Fund Alley" as it is the centre of the world as an office location for these companies. These wealthy hedge funds drove office rents up in the area to unprecedented levels during the boom of 2005-2008. Sadly during the latter past of 2008-2009, the office market crashed from a rental high of £113 per sq. ft. to the current day values of £45-£75 per sq. ft. for top-specification, modern office space in Mayfair.
