Largely under the ownership of The Howard DeWalden Estate, Marylebone is characterised by grand Georgian streets and as a business location, Harley Street is best known as the centre of the medical world in London.

The area takes it's name from the church, the St Mary-le-Bourne, after the Tyburn river that once flowed down Marylebone Lane and into the river Thames. As an office location, most of the historic professional user restrictions have now been lifted and the area is opening up to a more diverse range of office occupiers. However, most of the supply of Marylebone office space is in listed former Georgian houses, typically with three rooms per floor and no lift.

Office rents in this area are lower than Mayfair to the south but companies relocate to this district to have the prestige of a W1 postcode, without the high rents associated with the Mayfair office market. Marylebone High Street has transformed itself over the past 10 years from a tatty High Street to a chic shopping district, now characterised by specialist retailers and boutique restaurants.
